Golden Visa

Golden Visa

The Golden Visa Program launched by the Portuguese Authorities in October 2012 is a fast track for foreign investors from non-EU countries to obtain a fully valid residency permit in Portugal ("Golden Visa").

Under the Golden Visa program, non-EU citizens simply need to carry out one of the investments set out in the law to qualify to obtain a residency permit in Portugal. This residency permit will allow the investor to enter and/or live in Portugal and to travel freely within the vast majority of European countries (Schengen space).

Aimed at attracting foreign investment to Portugal, the Golden Visa is a very straightforward and flexible program, with simple and clear legal requirements. With extremely reduced minimum stay requirements, the Golden Visa is clearly one of the most attractive residency programs for investors in the world.

Why Portugal?

WHY PORTUGAL?

WHY PORTUGAL?

With its mild climate, 300 days of sunshine per year and 850 km of splendid beaches bathed by the Atlantic Ocean, Portugal is the perfect holiday destination all year round.

The mystique of this country on the Iberian Peninsula continues to beckon visitors and travelers the world over, clear, piercing, and dramatic as a Fado melody.

In 2018, Portugal has been chosen the best tourist destination in the world for the second consecutive year in the World Travel Awards (WTA), the "Oscars of world tourism", held for the first time in Portugal at the Patio da Galé in Lisbon. The country, playing at home, scooped up 16 awards at this year’s event.

Also, Portugal is the 3rd most peaceful country in the world, according to the Global Peace Index 2019.

Lisbon is among the top European cities for gastronomic tourism (in 2018, José Avillez won the prize of the International Academy of Gastronomy).

Lisbon also plays host to Web Summit  - described by Forbes as “The best technology conference on the planet”, which attracts people from all over the world.

The fact is, that Portugal is not just a dream travel destination but also a dream investment too, either in business ventures or real estate. It all depends on the capital you have available, the type of benefits you are looking for (tax exemption, return on investment, etc.) and, how fast do you expect the return.

As it is, the real estate market is still on the rise, with Lisbon going through a deep landscape makeover. To invest now is to take advantage of all the benefits, whether you are looking for a luxury permanent residency, a holiday home, or a profitable rental property investment.

Here, at Propriété Générale we monitor closely these events so we can better advise those who seek us. We can help you provide all the legal information needed, tax consultancy and investment guidance.

We are not only experts in real estate, but we are also experienced investment consultants

So what to expect from Portugal's real estate market in 2020?

As already discussed, solid value increases seem likely across the country, with Lisbon and the Algarve continuing to lead the way. Regardless of which exact prediction comes to pass, it appears that Portugal’s tax initiatives have set the scene for a steady increase in demand for homes.
